The City wants to encourage owner occupancy of two family houses, and has put in place a number of support services to help make our owner occupant landlords successful. These include free marketing and design assistance through our Certified Shaker program, discounted tenant screening, and landlord training.
Our goal is to make Shaker the first choice for potential owner occupant buyers of two family houses. The City is launching a pilot financial incentive program to further encourage owner occupants to buy in the City.
How will the program work? Simply!
- Purchase a two family property on Winslow Road in 2009.
- Complete the pre-application and return to the Neighborhood Revitalization Department with evidence of ownership and occupancy (details on pre-application).
- Meet the following requirements:
1. Remain an owner occupant for at least 2 years.
2. Attend a City sponsored landlord training class.
3. Ensure that during those two years the property is well maintained,
does not go into foreclosure, is not tax delinquent or declared a
public nuisance.
- After living in the property for 2 years, apply for and receive a $5000 grant which can be used any way you choose.
Why is the City starting with Winslow Road?
- The program is starting as a pilot program on Winslow Road. If successful, the program could be extended to other streets.
- Winslow Road already has the highest two-family owner occupancy rate and is already considered attractive by owner occupant buyers.
- There is strong neighborhood support on Winslow Road for this type of program and two well organized groups of residents on the street who can assist in marketing the program and supporting new owner occupant buyers.
