Residential Property Tax Abatement Application

  1. Information and Instructions

    Properties within the Transit Village and Southern Moreland Community Reinvestment Areas (CRAs) are eligible for tax exemption when new construction of residential-only, for-sale, single family homes occurs, with a minimum investment of $125,000. Owner occupancy of the home is required in both CRAs.
     
     A tax exemption of 100% of the increase in the assessed valuation of the property resulting from new construction shall be granted for a period of up to ten years in the Southern Moreland CRA and up to fifteen years in the Transit Village CRA, upon proper application by the property owner and certification of such application thereof by the Housing Officer.
     
     Applications must be filed with the Housing Officer no later than six months after completion of the new construction. The Housing Officer shall determine whether an application meets the requirements of this Chapter, State law and the rules and regulations for implementation.

    I certify that the newly constructed, single-family home associated with the above-listed Permanent Parcel Number is owner-occupied by me or that it will be sold to an owner-occupant by me or my firm. Note: Developer/builder applicants are required to submit the new buyer's information to the City as soon as the property is transferred.

    The City will monitor tax status and code compliance annually, and may revoke property tax abatement if the owner is found to be tax delinquent or not in compliance with City codes.
